In the heart of Shanghai’s historic district, architecture studio dongqi Design has completed a sophisticated renovation project, breathing new life into a cluster of three distinct buildings. Curated by Han Shuang and captured through the lens of photographer Yasu Kojima, the newly unveiled complex successfully weaves together retail, exhibition space, food and beverage offerings, and modern offices within a single, cohesive urban ecosystem. The intervention balances the preservation of urban heritage with contemporary spatial demands, creating a vibrant destination that honors the architectural memory of downtown Shanghai while addressing modern functional needs.

The project site comprises an eclectic mix of structural typologies that reflect the varied history of the area. Central to the composition is a three-story brick-concrete building facing the street on the southern boundary, flanked by an 8-meter-high industrial factory building, and anchored by a single-story brick-concrete structure located on the northern edge of the plot. Rather than treating these three distinct structures as isolated entities, dongqi Design has orchestrated a thoughtful master plan that connects them spatially and programmatically, establishing a fluid transition between commercial activity, workspace, and leisure.

The programmatic distribution across the complex is tailored to the unique architectural character and spatial scale of each building. The three-story brick-concrete street-facing structure acts as a hybrid zone bridging the public realm of the historic neighborhood with private working environments. Its ground floor has been designated as an open, welcoming leisure area designed to engage passersby and visitors, fostering an inviting atmosphere right at the threshold of the site. Above this public-facing base, the second and third floors are dedicated to modern office areas. These upper levels provide quiet, focused workspaces that benefit from natural light and framed views of the surrounding historic district, offering a peaceful retreat from the bustling energy of downtown Shanghai.

Moving inward from the street, the transition leads visitors to the striking 8-meter-high factory building, which serves as the visual and commercial anchor of the entire complex. Capitalizing on its industrial heritage, the soaring volume features dramatic ceiling heights and an open floor plan capable of accommodating dynamic retail experiences and rotating exhibitions. Tucked within this industrial volume is an independent VIP room, providing an exclusive, refined space that contrasts with the expansive, public nature of the main retail hall. The interplay of industrial steel elements, preserved structural textures, and clean modern finishes within the factory building highlights dongqi Design’s nuanced approach to adaptive reuse.

At the northern end of the complex, the single-story brick-concrete building accommodates a lively catering area. Designed to support food and beverage operations, this structure benefits from a more intimate scale and a direct connection to the interstitial outdoor spaces of the site. The culinary offering completes the multi-functional program, ensuring that the compound functions not merely as a place of commerce or labor, but as a holistic lifestyle destination where visitors can linger throughout the day.

Through meticulous material selection, structural integration, and a sensitive understanding of Shanghai’s urban fabric, dongqi Design has transformed a disparate group of aging structures into a unified landmark. The project exemplifies how contemporary architectural interventions can revitalize historic urban cores, creating spaces that respect their architectural lineage while accommodating the complex, multi-layered demands of modern city life.
